City Convenience, Village Charm

When it comes to real estate, the golden rule has always been “location, location, location.” Simply put, Epsom Village enjoys one of the most enviable positions in central Auckland — with heart, soul, and charm to match.

Nestled among gracious homes on leafy Ranfurly Road, our village offers unbeatable convenience. Just moments from Newmarket’s vibrant shopping centre and train station, residents also enjoy cafés, shops, a public library, a neighbourhood cinema, and major public transport routes all within easy walking distance. And for those who love to travel, Auckland Airport is only a 20-minute drive away.

If they wish, residents at Epsom Village can enjoy a busy lifestyle both inside and outside the village.

For many of our residents, retirement doesn’t mean slowing down — it means continuing to live an active and fulfilling life. Epsom Village is the perfect place to stay connected to the pulse of the city, while also having a peaceful sanctuary to retreat to at the end of the day.

Take Rachael, for example, who moved to Epsom Village a year ago:

“I chose Epsom Village mainly for its location. I can easily walk to the Epsom Library; it’s a short bus trip to Newmarket and good public transport to the city. After living here for about a year, I’ve found a lovely community. I’ve been to The Dolphin Theatre with the Theatre Group, enjoyed chats at Thursday Happy Hour, and recently joined in Pizza Night. I’m very glad I made the decision to move here.”

Epsom Village is just down the road from Newmarket’s fashionable shopping.

A typical day might start with coffee in the Lounge, the central hub where residents gather for a friendly chat. Some choose to spend their days enjoying village activities such as yoga, tai chi, a swim in the outdoor heated pool, card games, quiz afternoons, or bus trips to cultural and nature destinations. Others combine village life with a busy schedule beyond the gates — working part-time, volunteering, or pursuing hobbies like croquet, all while making the most of the incredible convenience at their doorstep.

The village offers a varied calendar of events, from garden parties and themed happy hours to special occasions like Rockabilly Christmas celebrations and murder mystery evenings.

Lesley, one of our most active residents, volunteers at Starship and Leukaemia & Blood Cancer NZ. She says:

“Living in Epsom Village we are so lucky to have perfect access to buses. Where else could you walk four minutes to the left for a bus every 10–15 minutes to Newmarket and the train station, or into the city to the Civic Theatre? Or just cross the road for buses to Royal Oak, Onehunga, or Māngere. Walk five minutes the other way and you’ve got buses to Auckland City Hospital, Greenlane, Ellerslie, Middlemore, and even down to the ferries and Britomart. I do have a car, but often it’s just easier to hop on a bus. Public transport couldn’t be more convenient!”

It’s not only the shopping, theatres, and dining that attract residents. Staying fit and connected with nature is an important part of life here, and Epsom Village is blessed with easy access to some of Auckland’s most beautiful reserves.

Diana puts it perfectly:

“From our very central address in Ranfurly Road, there are many points of interest close by, depending on your choice of activity. Cornwall Park is a gem of emerald land in the middle of the city — a working farm with cattle and sheep, overlooked by Maungakiekie/One Tree Hill. On its slopes you’ll find gardens, heritage buildings, and a wonderful restaurant. Climb to the summit and you can take in breathtaking views of the city, and reflect at the grave of Sir John Logan Campbell, the benefactor of Epsom and all of Auckland. We are truly blessed to belong here.”

Diana still works part-time writing reading-learning books for children and enjoys a variety of hobbies and cultural destinations outside the village.

Epsom Village is part of Real Living Villages, a boutique group of retirement villages that has been proudly New Zealand owned by the same family for 40 years. We pride ourselves not on being a corporate chain, but on fostering a family atmosphere where staff and residents know each other, share time together, and form lifelong friendships.

Several of our apartments boast stunning views that reach all the way to the iconic Sky Tower.

Right now, Epsom Village has a rarely available selection of one- and two-bedroom apartments starting from $520,000. Each is well-appointed with open-plan kitchen and living areas, excellent quality fittings and appliances, heat pumps, and built-in wardrobes.

There’s nothing quite like seeing the village for yourself. To arrange a personal tour with Lyn, our lovely Sales Manager, you can contact her at 021 845 524 or email lyn.ellis@realliving.co.nz

But within days of settling into The Avenue Apartments, those doubts disappeared. Surrounded by new friends, modern comforts, and a welcoming community, Kenneth quickly realised he should have made the move sooner.
